FEES FOR RESIDENTIAL CONSTRUCTION:

For the construction, erection, or installation of any new residential building or structure, excluding additions to existing and accessory structures, the permit fee shall be determined by the median square footage price listed in the RSMeans Square Foot Cost Data book (current edition as of the first of the calendar year), or the value of the project indicated on the permit, whichever is higher.  This value shall be multiplied by one and one quarter percent (1 1/4%).  This fee shall include all necessary building inspections for this permit, and will not be less than $100.  Additions to existing and accessory structures shall be multiplied by two percent (2%).  Any engineering reviews, plan reviews, special inspections, or inspections needed from an outside firm will be billed at cost plus ten percent (10%). 
 
FEES FOR NON-RESIDENTIAL CONSTRUCTION:
For the construction, remodeling, erection, or installation of any new non-residential building or structure, including additions to existing and accessory structures, the permit fee shall be determined by the median square footage price listed in the RSMeans Construction Cost Data book (current edition as of the first of the calendar year), or the value of the project indicated on the permit, whichever is higher.  This value shall be multiplied by one and one half percent (1 1/2%) for the first five hundred thousand ($500,000) dollars of value, one and one quarter percent (1 1/4%) for five hundred thousand ($500,000) to one millions dollars ($1,000,000) of value and one percent (1%) of value thereafter.  This fee shall include all necessary building inspections for this permit, and will not be less than $100.  Any engineering reviews, plan reviews, special inspections, or inspections needed from an outside firm will be billed at cost plus ten percent (10%).  
 
FEES FOR MAJOR REPAIRS OR REMODELING:
For major repair, remodeling, or rehabbing (as determined by the building official) of a residential structure (without enlargement) the permit fee shall be based on 80% of the new building fees, but not less than $100.00.  A retainer is always required and will range depending on the scope of work.
  
ADDITIONAL FEES:
In addition to the permit fees, the inspection and miscellaneous fees in the sections which follow this section shall also be charged when applicable.  The minimum inspection fee for any required and/ or additional inspection(s) shall be $60.00 and the minimum re-inspection fee shall be $60.00.  All subsequent re-inspections will be $120.00.  Any missed inspection will be considered a failed inspection and shall be $60.00.

Required and/ or additional inspection deemed necessary by the Building Department, or their designee, for new construction, remodeling, or repairs subsequent to the issuance of all permits shall be $60.00 per inspection.  
   

MISCELLANEOUS FEES:
ELEVATOR INSPECTIONS - All elevator inspections or subsequent inspections will be billed at cost plus $10.00.

DEMOLITION PERMIT FEE - For demolition or removal of a building or structure:
Residential:  $65.00     Non-Residential:  $105.00

BUILDING PERMIT FEES - For administrative costs to process permits per minor improvement list:
Residential:  $15.00     Non-Residential:  $25.00
 
RETAINERS:
For the use of engineering fees, plan review fees, missed, or failed inspections, material/ equipment cost to City or to cover any damage to City property during construction.  When a final occupancy is issued, the unused balance will be returned within thirty days.  See retainer table below for amount based on project.

GENERAL IMPACT FEE
Such fee shall be used to provide capital infrastructure improvements for the benefit of the citizens of Oak Forest.    Each new unit that requires occupancy:  $2,000.00
 
PARK FEE
The City Clerk's office shall collect on behalf of the Park District. Per residential dwelling unit and non-residential unit:  $100.00
   
SIGN PERMIT FEES
New building and ground mounted signs shall by $9.00 per lineal foot but not less than $105.00.
Temporary Signs, per event and per sign, shall be $50.00.
     
FIRE PROTECTION FEE
Shall be earmarked for the fire protection program of the City of Oak Forest.   Per residential dwelling unit and non-residential unit:  $100.00
  
FIRE ALARM/ SPRINKLER FEES: 
For plan review and necessary inspection of a fire sprinkler system.
     Plans must be submitted to FSCI for review/ approval.  Call 847.697.1300.  
 
WATER METER FEES: 
Water meters furnished by the Public Works Department.  Current water meter prices:

3/4" model M35:      $260.00
1" model M70:         $356.25
1 1/2" model M70:   $626.25
2" compound:          $2,355.00

RENEWAL OF PERMITS (expired, revoked, or canceled):  
A permit which has expired or has been revoked or canceled may be renewed if the work thereby authorized is permitted by ordinances in force at the time of renewal.  The renewal fee is $50.00.  A permit which has been approved but not issued will be automatically canceled after sixty (60) days.  
 
WORK BEGUN WITHOUT A PERMIT:
When work has begun or is completed without a permit having been obtained, the fee for required inspections and plan review shall be doubled for the first seven hundred and fifty dollars ($750.00) of the basic building permit fee.  Any permit with basic fees of over $750.00 shall be charged an additional 25% of the remaining portion of basic permit fees above $750.00.
